NRI Property Guide

NRI Property Mutation (Pokkuvaravu) Risk Check

Registering the sale deed is just step one. Thousands of NRIs complete registration and then skip Pokkuvaravu — leaving their property open to fraudulent transfers. Check your status in 3 questions.

3 questions about your property

Did you register the Sale Deed at the Sub-Registrar office?

Registration = you signed before the Sub-Registrar and received the registered document.

Did the Village Officer (VO) visit the property for inspection after registration?

After registration, the Sub-Registrar sends a copy to the Village Office. The VO should inspect and update the Thandaper (land register). Most NRIs skip following up on this.

Is the property tax receipt now issued in your name?

Check your latest tax receipt from the Village Panchayat or Municipality. If it still shows the previous owner's name, mutation is incomplete.
